Ponce Darlington is a 150 unit affordable housing development for the elderly in Ponce, Puerto Rico. Consisting of the rehabilitation of one 13-story elevator serviced building originally constructed in the mid 1950’s, each unit includes a range, stove, and refrigerator. Common area amenities include a laundry facility, a doctor’s office, on-site management, surface off-street parking, a multi-purpose activity room, a gymnasium, and gardens. Located in an urban mixed use area, surrounding properties include a park, condominium buildings, a church, and a school with shopping and health care facilities within close proximity.
Total development cost of $20,140,000 includes equity from an investor purchasing low income housing tax credits provided by Puerto Rico Housing Finance Authority (“PRHFA”), HOME funds from both Puerto Rico Department of Housing and the Municipality of Ponce, and a permanent mortgage from PRHFA. Operating assistance is provided by the Municipality of Ponce.
